This is a scheme of 40, ‘own door’, dwellings in a 2 to 3 storey development. The client owns 4.7 hectares straddling the river Dodder at Old Bawn in Tallaght , County Dublin. The land is zoned ‘High Amenity’. Dodder Linear Park, a housing development will be considered on the remainder of the land. The site remaining for development is on a natural escarpment overlooking the river and the future park. This site is accessed from the Bohernabreena Road. To maintain views of the river from Bohernabreena Road, the scheme has been designed in clusters. Each dwelling has its own entrance at ground level. However, by mixing 1,2 & 3 storey units and interweaving the plans and sections in each cluster, each dwelling has been provided with a south facing living room and a large private terrace/roof garden with views of the river. Having provided each dwelling with a private terrace/roof garden, the remainder of the site is shared open space. This space is landscaped to merge with the new park. Car parking has been provided in a half basement under the two largest clusters, which leaves the landscaped open space uninterrupted except for the provision of visitor parking. Storage sheds, bike parking and waste management are also provided in the basements. The two half basements provide an extra vertical articulation in the form of the scheme which is already articulated by the mix of house plans/sections in the clusters. The materials are brick, and zinc, where there is a third storey. This allows the scheme to reflect the scale of the surrounding suburban development. |
